Before hiring a real estate agent, compare how each candidate would price, market and manage your home sale.
Selling your home is one of the biggest financial decisions you’ll ever make. Yet many homeowners choose the first agent they meet, the one who promises the highest price, or simply a friend or family member with a real estate license.
The truth is, not all Realtors are the same.
The right agent can help you maximize your home’s value, negotiate the best terms, and make the process much less stressful. The wrong one can cost you thousands of dollars, leave your home sitting on the market, or create unnecessary headaches.
If you’re preparing to sell your home, here are the questions you should ask before choosing your listing agent.
1. How Will You Determine My Home’s Value?
Be cautious of an agent who simply asks, “What do you want to list it for?”
A professional listing agent should explain:
-
Comparable sales
-
Current competition
-
Market trends
-
Buyer demand
-
Pricing strategy
Pricing isn’t about choosing the highest number.
It’s about choosing the price that attracts the most qualified buyers.
Ask:
“Can you explain how you arrived at your recommended list price?”
2. What Is Your Marketing Plan?
Putting a home on the MLS isn’t a marketing plan.
Ask exactly how they’ll expose your home to buyers.
Questions to ask include:
-
Do you use professional photography?
-
Do you create video walkthroughs?
-
Will my home be featured on social media?
-
Do you market on Google?
-
Do you send email campaigns?
-
Do you create YouTube content?
-
Will you advertise my property?
The goal is simple:
More exposure = More buyers = Better offers.
3. How Will You Communicate With Me?
One of the biggest complaints sellers have is feeling left in the dark.
Ask your agent:
-
How often will you update me?
-
Will you call after every showing?
-
How do you collect feedback?
-
Do you prefer phone, text, or email?
A good agent should have a communication plan—not just good intentions.
4. What Happens If My Home Doesn’t Sell Quickly?
This is one of my favorite interview questions.
Every home receives feedback from the market.
Maybe it’s:
-
Price
-
Condition
-
Marketing
-
Location
A good listing agent doesn’t simply hope things improve.
They adjust.
Ask:
“If my home hasn’t sold after two weeks, what’s your plan?”
Their answer tells you a lot.
5. How Many Homes Have You Sold Recently?
Experience matters.
Ask about:
-
Homes sold in your price range
-
Homes sold in your city
-
Average days on market
-
List-to-sale price ratio
An agent doesn’t have to be the biggest producer in town, but they should have recent experience navigating today’s market.
6. Will You Personally Handle My Listing?
Some large teams hand clients off to assistants or transaction coordinators after the paperwork is signed.
There’s nothing wrong with having support staff—but you deserve to know who you’ll actually be working with.
Ask:
“Who will I communicate with throughout the transaction?”
7. How Do You Negotiate?
Marketing gets buyers.
Negotiation gets sellers more money.
Ask your Realtor:
-
How do you handle multiple offers?
-
How do you negotiate inspections?
-
How do you protect my bottom line?
Strong negotiation often makes a much bigger difference than simply getting another showing.
8. What Do You Recommend I Do Before Listing?
Every home is different.
Some homes benefit from:
-
Fresh paint
-
Landscaping
-
Decluttering
-
Minor repairs
-
Professional cleaning
Others don’t need much at all.
A good agent won’t simply tell you to renovate everything.
They’ll help you focus on improvements that actually increase your return.
9. What Are All of My Costs?
Don’t just ask about commission.
Ask about:
-
Closing costs
-
Title fees
-
Seller concessions
-
Repair negotiations
-
Home warranty options
There shouldn’t be surprises on closing day.
10. Can I See Your Reviews?
Online reviews tell a story.
Look for consistent themes like:
-
Communication
-
Honesty
-
Responsiveness
-
Negotiation
-
Professionalism
Anyone can say they’re a great Realtor.
Past clients usually tell you whether that’s true.
Red Flags to Watch For
Here are a few warning signs during the interview process:
🚩 They promise an unrealistically high sales price just to win your listing.
🚩 They can’t explain their pricing strategy.
🚩 They have little or no marketing plan.
🚩 Communication is slow before you’ve even hired them.
🚩 They pressure you into signing immediately.
🚩 They spend more time talking than asking questions about your goals.
A great listing appointment should feel like a consultation—not a sales pitch.
Remember: You’re Hiring Them
Many sellers feel like they’re interviewing for the job.
In reality…
The Realtor is interviewing for your business.
Ask questions.
Take notes.
Interview multiple agents if you’d like.
This is one of the largest financial transactions you’ll ever make, and you deserve to feel confident in the person representing you.
My Philosophy
When I meet with a seller, my goal isn’t to pressure anyone into signing paperwork.
My job is to educate, answer questions, provide honest advice, and help homeowners make the best decision for their situation—even if that means waiting to sell.
Real estate isn’t about one transaction. It’s about building trust and relationships that last well beyond closing day.
If you’re thinking about selling in Blue Springs, Lee’s Summit, Grain Valley, Independence, Warrensburg, or anywhere in the Kansas City area, I’d be happy to sit down, answer your questions, and show you exactly how I’d market your home—with no pressure and no obligation.
